The Plans: Yonder Lodge, Shalford Lane, Charlton Musgrove, Wincanton, BA9 8HE (GR: 371439/130631). Plans were submitted to South Somerset District Council, who have approved with consent granted. No: 17/03354/S73. Approval 16/03521/FUL

The Property: A 'T shape' 5 Bedroom contemporary designed property, constructed in natural stone.

The Floor Dimensions: 4,542 sqft. 450 sqmtrs. (Approx.)

Design: The 'T shape' design of the build, has been specifically designed to be in keeping with the official recommendations of the council regarding three established trees. The trees have TPO's (Tree Preservation Orders) on them. The first tree is located at the entrance to the site and the further two trees are located on the ridge line (left hand side of the plot).

Original Design: The approved plans, have been amended by the current owners to their own requirements. There are previous plans (held in the office) that show the flexibility of the design.

The Site: Presently noted under two separate Land Registry Titles. The first: the land on which the planning has been granted. The second: the orchard.

The Services: The water pipes have been re-directed on the land due to the location of the original pipes. The former pipes were located under the original dwelling. Wessex Water have connected the pipes to the water mains located in Shalford Lane. Due to the necessary work, that was required, the build could commence immediately.

Construction Company: There is a construction company of repute that tended for the build and are available to commence with the build, subject to their acceptance to roll out tender to the new owners.

THE SITUATION: Charlton Musgrove, a semi-rural hamlet situated within farming land, offers a country style way of life with equestrian and outdoor pursuits. The hamlet offers Kimbers Farmshop and Vintage Outlet, Wincanton Race and Golf Course and is within easy access of Wincanton and Castle Cary. Both thriving market towns, found nestled within the rolling hills and vales of Somerset, enjoy a selection of cottages and town houses mainly constructed in the local stone. The town offers a variety of varied businesses catering for every day needs. There are many eateries (for most tastes), gift shops, antique outlets, delicatessens and general stores. There are clubs and societies for most walks of life. The mainline station to Paddington is from Bruton and Castle Cary; the Waterloo line from Templecombe. There are the A303 and A37 trunk roads to London and Exeter making the south west easily accessible and commuter viable. Many schools of repute with King's and Sexey's and further community schools from nursery to sixth form.

THE DIRECTIONS:
Proceed towards Wincanton on the A359. Take the first exit at Holbrook House and down West Hill. Turn left onto the one way system and at the Post Office bear left onto North Street. Continue past the race course and take the first turning after Redland Farm onto Shalford Lane. The land is situated on the right hand side by a five-bar gate and indicated by a Lands board.
